A Civil War field hospital at Gettysburg, bought without a bank, for Pace Morby

A SubTo member, partnering with Rhea Campbell, locked up the $3 million Baladerry Inn after the listing's broker hung up on him, and Pace went to tour it.

What does a channel about creative finance do with a Gettysburg battlefield? It tours a bed and breakfast. "We Bought a $3M Civil War Hotel for $0 Down" visits the Baladerry Inn, billed as a former Civil War field hospital. The description tells the backstory: a member of Pace's SubTo community found an expired listing, the broker hung up and called him a scammer, so he sent the sellers a video offer instead. Rhea Campbell joined as a partner, and Pace walks the property with the new owners to explain the seller-financed note behind it.

It was one of fifteen uploads, and most of the rest circle one idea: renting a house by the room. The week's most watched short is about exactly that, and its comment section turned practical, with several viewers pointing out that many cities limit how many unrelated people can share a home. Two shorts follow Cooper, a 23-year-old turning a five-bedroom house into a ten-bedroom one.

The freshest mover is a Boston story: Ella Goren's 125-year-old triple decker, rebuilt as an 11-bed co-living house for medical workers. A live seller call about three RV parks, where Pace mostly lets the owner talk, is close behind.

The channel overall ran slower than usual, and subscribers held at 456,000. Among money channels near its size, Stefano Narducci is having the biggest week, while CNBC International Live and EntreLeadership both run above their usual pace.

  • So you can't really rent out rooms individually but you can rent out a three-bedroom apartment and have three individual people who are unrelated on that lease😊

  • Many cities do not allow unrelated people over set number (depends on city or other regulator rules ) unless licensed as a like rooming house so to speak. Or I guess can be like a bed and breakfast by then is under hotel type rules and short term rentals
