Cape Coral short sales and a 'Silver Tsunami' fill Nick Gerli's week
Ten uploads ran from Florida's falling home values to Las Vegas townhomes, Austin's turnaround and Freddie Mac's estimate of 10 million boomer homes.
Why this story? The channel's weekly summary: what went up this week, what is drawing views now, and where the channel stands among similar channels.
Chaos in Florida. Delinquent sales spike 400%.
Ten uploads went out on Reventure Consulting this week, and Nick Gerli spent most of them on the road between two former boomtowns: Southwest Florida and Las Vegas.
The week's most watched video went to Cape Coral. "Chaos in Florida. Delinquent sales spike 400%." walks through half-built houses, vacant new construction and short sales, and the description points to a Fort Myers condo bought for $800,000 in 2023 and now listed far below that price. It has drawn close to half a million views. The comment section is crowded with insurance bills, HOA fees and property taxes, many viewers compare the moment to 2008, and a Florida contractor and landlord writes in to agree. One timestamp gets a lot of attention: a stretch of street where every house looks the same.
The video moving fastest now is a different kind of story. "The Silver Tsunami will release 10 Million Houses" builds on a Freddie Mac estimate that nearly 10 million baby boomers could age out of their homes by 2035, and it asks what that could mean for retirement markets like Florida and Texas. Close behind, a Bank of America warning about the slowest migration in 19 years had the biggest first day of the week.
Las Vegas got three videos, ending with a day-old look at its K-shaped market, where a Four Seasons condo project is selling at the top while ordinary homes slide. Austin got a rarer verdict: after a drop of more than a quarter from its 2022 peak, Gerli now calls it undervalued.
The channel as a whole ran slower than usual and added about a thousand subscribers. Among money and business channels close to its size, only Bloomberg Podcasts and Morning Brew drew more views over the week.
