Reventure Consulting's Nick Gerli turns from homebuilder discounts to a different pressure point: apartment owners whose rental income is struggling to cover their debt.

His new video, "Fannie Mae warns of mass BANKRUPTCIES. (defaults spike 300%)", drew an estimated 280,000 views in its first day, more than eight times the channel's usual start. Behind that headline, the analysis centers on rising mortgage delinquencies and refinancing pressure, rather than a tally of bankruptcies.

Gerli presents apartment-loan delinquency charts that he compares with financial-crisis levels, then reviews Wall Street Journal reporting on landlords' approaching debt maturities. His argument is that owners who borrowed when rates were low face a difficult combination: higher borrowing costs, more apartments competing for tenants and falling rents in some markets.

Austin, Fort Myers and Phoenix feature in his review of Apartment List rent figures. For renters, lower asking rents can offer relief. For owners needing to refinance, Gerli argues, they can make the arithmetic harder.

He then brings the question back to prospective homebuyers. A payment comparison puts the typical monthly cost of buying about $930 above renting. Seattle listings provide property-level examples of that gap.

The final stretch moves from reported conditions to Reventure's own predictions: maps forecast further home-price declines in markets including Nashville, Denver and Orlando. Gerli uses his own Reventure App for this section and also promotes its paid plans.
